So welcome to the show, man. Thanks, brother. Thanks for having me. Yeah. I asked, we got to shout out David. We asked David Burton who we had to have on, and you were named number one.

Yeah, man. I it hearing that, uh, it felt pretty good because I remember being a new agent and like seeing other people like teach classes or be on stage. And I always was like, I want I want to be that. So this is kind of a little babysat for me. It's pretty cool.

Awesome, man. So uh let's tell everybody a little bit about you before we before we roll into the real estate story. So are you from Texas?

SPEAKER_00

I am, yeah. So I actually grew up um outside of Austin in uh Spicewood. I was uh on the lake kid. We spent our summers, you know, on the boat and swimming and that type of stuff. And uh so my whole family, I'm the only one that's uh not in the music business. This is my this is my rebellion.

I would I didn't want to sell guitar, so that's a weird rebellion to not be a music.

Well, there was plenty of other rebellions, but we won't talk about them about a professional podcast.

So uh and so how I I don't know Texas. How far away is that from here? Oh, it's like an hour.

SPEAKER_00

Okay. So we're we're just west of west of Austin. And um, you know, to start getting into the real estate stuff, that's kind of one thing that steered me in the direction that I ended up ultimately going was I I don't like being in cities, I don't like tall buildings, I like seeing them from afar.

You like to visit.

Yeah, I don't like I don't like traffic. So um that's kind of one of the things that that led me into uh steering towards land. It took me it was a long wandering road to get there. Um, but uh yeah, I mean the the land stuff has been awesome for me. I just have a a big passion for it. Uh if I'm being fully honest with myself, I didn't really ever have the passion for just selling houses. I did for first-time homebuyers. I love first-time homebuyers, just nothing like sitting at a closing table with people that are achieving a small part of the American dream. Yeah, you know. I had a buddy of mine who had, you know, recently, like we worked together forever ago and recently got his uh citizenship, and then they were able to buy a house. And I just remember them like breaking down and crying at the closing table, and it was like the most beautiful moment, one of the most beautiful moments in my career.

That's awesome. So for for anyone who you know might be new to KW, talk about KW land real quick and what that is.

Very cool. Yeah. I mean, so you know, obviously KW is predominantly residential, but there's a significant land portion of what as well. Um, we do a lot of business. Um, you know, the the land world is gonna be bigger in terms of how far you have to drive, and a lot smaller in terms of the folks who did it uh or do it, excuse me. It's uh, you know, it's it's the ways that are difficult is it's a slower sales cycle than a house. There's usually no big driver of, hey, I gotta move to Colorado for a new job. I've got to sell, you know, it and that the taxes are super low when you get the exemption. So it's usually a little slower. We always you know tell our clients when they go to sell, it's typically about uh you know a year-long sales cycle, depending on on what it is. Um, but but you know, we kind of have some really great guys that are in it that we're we're lucky to have. Awesome, man.

Yeah, it's it's one of the things that a lot of people don't know when they join KW is all the different groups that we have in here, like commercial, like land, luxury, young professionals.

100%. Yeah. And I know um, especially in the beginning, you know, even just hearing, well, you could start, you know, join KW Land and I don't know what it is, uh hundred bucks a month or something like that. And if it's like there's a big commitment. So I'm not I don't have a hundred bucks a month, you know. I mean, my first year in real estate, I probably lost money overall, though, but I did get one five thousand dollar check, you know. I knew I knew I had a twenty thousand dollars on a credit card. Yeah, oh yeah. And at times, you know, it's it's gotten uh you know even even higher than that. Um, you know, at one point I was down staring down the barrel of about forty-five thousand dollars in credit card debt, and I ended up uh I was able to wipe all of that out in in one deal and buy uh my uh current wife her her ring. So that was a good day. Oh man, that was did you sell Texas? Jesus, man. That was uh it was uh 300 acres in Bass Trop. Um that was uh going on two years ago now, and uh that's been a really cool story because um like I just love it when you get to do a deal and then also build really, really close friendships, yeah. You know, beyond that. Um he's like one of my really good buddies now. I mean, we hang out all the time. I I'd call him, he kept telling me, man, just go out of the property, hang out whenever you want. And so then finally I took him up on him. I'm like, hey, man, I'm gonna go like just hang out and do some ranch stuff. And and then he just told me, he's like, dude, don't even tell me, just go, you know, tell see if I'm around, if I want to go with you, but you just go. And that's been like really special to to build those types of relationships that are just that's a go-beyond business, you know. That's awesome, man.

So so when did you get into real estate?

SPEAKER_00

How long have you been licensed? I've been licensed for seven years. Okay, yeah, so seven years, and um, it took me a while to get there because um it was all kind of wandering road happenstance. I was bartending. Uh, shout out Moddy's too on South Lamar. Really, really great friendships from there. Um, I was bartending, and you know, bartenders listen to everything you're saying at the bar, and some folks were sitting there and they were saying some really big numbers. And I asked them, just hey, are you guys talking about money? Because I need some. I want some of that. Yeah. And they told me about real estate. You know, she gave me a card, and I think I went home and you know, threw it on a desk or something and didn't think about it for a year, and then just one day decided, you know, I'm just gonna go for it and had that card. I even went and did all my classes, and I guess I had a, you know, I hadn't um, I didn't really have to try too hard in high school. So I really tried to study for the real estate test. I had this huge fear of failure. So I told myself, I'm gonna, I'm gonna study more. I'm there's no way I can pass this test. Well, a year goes by, I haven't touched the books, I haven't looked at it, and I just said, man, I just gotta go do it. Yeah, I just gotta go. If I'm gonna fail, I'm gonna fail. Then I'll know what I need to study. And I I passed.

Nice. Do they have the rule in Texas where you have a a number of times you can take the test before you have to retake school again?

SPEAKER_00

Don't quote me on this, uh, but I I believe it's twice. Yeah, okay. It's the same in North Carolina. Yeah.

So I've gone to real estate school twice, is what I'm gonna say.

SPEAKER_00

Well, so my thinking was, you know, I could get it maybe get a better idea of what I need to study and then uh, you know, hopefully pass, you know, no, if I got a if I got a zero, I really needed to study. And if I barely failed, I could just study a little bit. But I passed. I walked out of there, walked out of there. Bragg about it, bro.

Yeah, and not I had to do six months of classes and I was gonna be rich immediately overnight.

I was that once they hand you that license, you're just gonna make all the money in the world.

SPEAKER_01

That's well, so let's talk about that. What was what uh what was your numbers in your first year?

SPEAKER_00

Uh nothing, nothing good. You know, I think uh I did a couple leases here and there. I was still bartending. Uh, I moved over to a different, you know, Mādi's Tex-Mex restaurant here in B Cave. So I'd work there at nights and I would work on real estate stuff during the day. And uh um yeah, you know, that was hard. I didn't have any free time. Yeah, you know, I just spent all my time working, but I knew I wanted to do um, you know, something bigger and better with my life. I wanted to um, you know, make some decent money.

I wanted to help people, but you but you did the right thing, which is keep your day job at nighttime, and specifically a nighttime job so you can do real estate during the day.

100%. I mean, I remember uh doing my first deal, and you know, you're a fish out of water, you know, it's the panic sets in. I think, you know, there were days I didn't sleep over this one deal because I just thought I was doing everything wrong, and everything turned out fine. I remember I was I was working a shift, I was waiting tables, and my clients called me, and we had a situation come up where we had done everything right. We had talked to the uh utility companies, you know, I won't say the company for um internet. Well, my clients called to actually set it up like uh a few days before closing, and all of a sudden they were saying, hey, it's gonna be ten thousand dollars to plug up this internet, and there's no other internet options. So, of course, I'm I'm panicking, I'm running back and forth, I'm taking care of tables, I'm slinging drinks, you know, and I'm running out to talk to my clients who are um you know very understandably freaked out. Yeah, they don't have an extra $10,000 to just throw at this. Well, and so I just ended up telling them, hey, well, we talked to somebody over there that said it was fine, you know, that said they would they would if we could get we just need to get that guy. We need to find out who you keep calling, you know. And we kept calling. They they had a thing where they said, oh, you know, if if multiple people sign up, we'll knock five grand off. You need two people to sign up, and it's free for everyone. We finally found someone on the other end and said, Yeah, I'll just say these guys signed up. Perfect. So they got their internet.

So I've never been thankful that I worked at Domino's Pizza, but now I realize that when I was stressed out over a deal, I got to go sit my car by myself. Like I couldn't imagine being in front of people freaking out over a deal.

Yeah, yeah. I mean, I would go out to our little, you know, hidey hole alley where everyone was smoking and just be a nervous wreck.

Just sitting there doing emails.

SPEAKER_00

Yeah, yeah. That was that was really tough, but you know, every deal I did after that got a little bit easier and I got more confident, you know.

When did when did when did the confidence come in? When did you finally think I I'm I know enough to not freak out?

SPEAKER_00

You know, it took a long time, and it probably was when I started like the deals kept getting a little bit bigger, you know. I mean, the the real true confidence that I have now didn't come until I got really focused in on exactly what I wanted to do, which was the land stuff. In the beginning, you know, it's so easy to chase everything that could be a potential deal, you know, because you're desperate, right? You don't you're not getting a regular paycheck, you're working your butt off. I mean, people would ask, hey, I need somebody to do an open house in North Austin or South Austin or Kyle, or and I would just do everything I could. And honestly, it was the worst thing I could have done because I was just shooting, you know, too many, too many targets and not hitting any of them, you know. So like three or four years ago, I got into the land stuff, and when I, you know, when it clicked that that was really my passion, that I'd love doing it. Um, I really, really do. And I was just like, I'm gonna go all in. That's when the confidence came. I mean, I had clients I was doing showings for all week, and uh, you know, this has been one of the now many times that people have told me, holy cow, you know everything about this stuff. And it just it didn't even seem like it took a lot of effort to gain all that knowledge. I wasn't sitting down and studying, I was just in it, like in the world of I show land, I sell land, and through that I've learned all the stuff I need to know.

Well, when we when we think about real estate, we think residential real estate, but we don't think about that as a niche just like land or commercial or luxury, but they all are just niches a hundred percent. And the great thing about this industry is you can pick how you want to live, there's options forever. I always hate it when I hear these personality tests and they go, I can't do real estate. I'm like, there is there's somewhere in this industry for you, no matter who you are.

There's a million and one ways to do it, and everybody knows all the different things, you know, whether it's cold calling, mailers, social media ads, social media stuff. But the biggest mistake I made was trying to do all of it. And when I like buckled down on the uh several a few things, that's when things started clicking. And you know, then it'd be like, oh crap, there's there's money in my bank account.

This is cool, and referrals exist in real estate. You don't have to be everything to everyone, you can pick what you want to do, refer out the rest.

Well, I mean, and you know, it happens to us a lot in the land space, you know, because I you know, I think everyone has a better understanding. Oh, like commercial is very specialized. And some people think, well, I'm licensed, you know, why wouldn't I show this 200 acres? Yeah, you know, and we've had it happen to us a lot where they get out there, they get lost, they tell clients, you know, really incorrect information. And, you know, anybody can learn to do it. And I'll uh open book if anybody ever had any questions for me about what we're doing. Um, but it's like you gotta, I mean, so I didn't just go out and do land on my own. You know, I partnered with somebody who's just only doing land, and he was a wealth of knowledge for me. I don't think he really had any interest in starting a team or doing anything, but I just asked him, hey, can we meet? I'm interested in the land stuff. And uh he had these tracks that were they're about a three, three and a half hour drive. And he was like, I don't want to chase these buyer leads. You're you can have at them if you want to have this land thing ago. So I was driving, you know, almost every weekend. I'd get up, I'd do three and a half hour drive down there. Some weekends I'd have eight or nine of these showings because they were really cheap tracks of land that got a lot of leads. Yeah, you know, and eventually proved my worth to that to start, you know, growing into business with him. And so, you know, I really had to like you know put myself out there. Um, it's not like that was you know, paying any of my bills, really. You know, some of them I probably lost money on the gas.

Dude, the the bane of my existence for a year and a half was four acres that I had listed, and it was I think it was just an hour, but that was I hated it so much. So you found your niche that you are willing to go and do that.

100%. I mean, you know, the land thing is gonna be different because we pretty much have to go to all of our showings. Yeah, you know, for most houses, you know, most people are just gonna let eight.

Well, if they if you're not there, then it's just some guy walking around in a field. Right.

SPEAKER_00

100%, yeah. And you know, we've had it, you know, sometimes you you let people do it, and you know, we've had people call us and be like, you know, describe where they are. And it's like, you better move your butt because you're on their own property, you're trespassing. Yeah, you know, and so uh, yeah, I mean, you know, uh, I was talking to a buddy of mine, uh, you know, who's in tech sales, and he loves what he does. I love what I do. You know, we had I was doing showings this week, and um we dropped uh dropped a trailer, dropped the UTV off. It was the other agent's UTV, and it was a three-mile drive to this property. We drove to the back of this 200 acres, and the UTV broke down. Oh and so my clients are are wonderful, wonderful people and troopers. And I said, Well, okay, you know, you guys, you guys uh can hang here and I'll I'll go back to the truck. So I I didn't run the whole way, I can't run that far, but I ran a lot of it and it was hot, and I you know, and I got I don't imagine you were in running shoes. No, I was in I was in hiking boots, it was brutal. But you know, I just for me, like I would I would do that any day to do what I do because I just have a passion for it. So, you know, I was telling the reason I brought up my tech buddy is you know, he was giving me a hard time. Oh, I couldn't do that. I'll sit in my office and eat my pizza. And I was like, that sounds not good to me. I want to be outside, you know, and everybody's different. So like finding what I was actually really passionate about um made all the difference in the world. That's awesome.

So, how you know, how long until you were able to quit the bartending job? How long did that take?

SPEAKER_00

Um, you know, so and actually I think probably about a year and a half, and I was in that office every single day, and eventually, you know, one of the office managers sat me down and said, Hey, we've got a position available, the doing the technology stuff. You know, would you be interested in it? And I ultimately said yes, and that gave me a little bit of salary, and that just came from me being in the office and being willing to help people with computers. I was always good. I know what that's like, bro. Yeah, I bet you do. I bet you know exactly what that's like. Um, and you know, it uh it just gave me more opportunity to just be involved in the business that uh I wanted to be in.

And I was and it probably it helped me being at the office every day. I learned a lot just being at a job with a lot of people. 100%.

Every time somebody was walking around that I knew was doing it successfully, I was listening to their phone calls. You know, how do they talk? Yeah, what are they saying? I wanted, you know, I wanted to be them, right? I could see the path, right? I could see that it was possible. And especially, you know, being around all these folks who are doing it at a high level, you know, most people have that story of the struggle to the not struggle. Yeah, you know, and anybody can do it.

And uh very rarely does someone get into this industry and just immediately make it happen. Yeah, you know, there's there's some lightning rod stories, but we were we were talking before this, and that's why I think your story is so important for people to hear is that 80% of agents don't renew their license after two years. 100%. And it takes a second to get rolling.

It's so hard. I mean, um, when I started in this business, you know, I didn't even have money to pay my rent. And the husband of the lady, shout out Kirk Norman, he's he's my guy, he's an awesome dude. He had, you know, this place, his house, where he had these little cabins, and he had this little room in the back of his property. I didn't have a kitchen and I didn't have my own bathroom. I had to go in the main house, and I paid my rent by building that kitchen and bathroom on that room to improve. So I had to get pretty scrappy, you know, it wasn't easy. And there was this untold number of moments of what am I doing? What am I doing? You know, it's hard. And sometimes you gotta be scrappy. And um, you know, I had some people um, you know, that I worked with when I was I'm gonna go do this, man, I'm gonna get my real estate license. And, you know, some people were pretty down on it. Like, yeah, we'll see, you know, we'll be back. And because you hear the stories, you know.

I've got a lot of friends that I talked into getting a license. They're like, Why'd you do that to me?

SPEAKER_00

I've yeah, I've probably recruited like 10 or 15 people throughout my career, uh, not really actively trying to, but just telling them, yeah, and you know, they see what you're doing.

This is the world I know, yeah, you know.

SPEAKER_00

Um, and so you know, come come join us. And I think there's two still doing it, you know, and I'm so happy for the two. And I wish more people would stick it through, but I do get it. I mean, I had so many times I thought about hanging it up and just quitting, you know.

I almost became a mortgage broker. Can you believe that? Oh Lord, no, you don't want that. There's some of those. So, couple couple final questions. Uh, one, if you could have done something differently over the course of your career, what would it be?

SPEAKER_00

Well, so uh I would have dialed in more. I um I kind of have a habit of chasing the new shiny thing, you know. So one day I'd be excited about an idea and do it, whether that be a certain type of Legion or advertising. And the what finally clicked for me and like got me to where I am now is choosing fewer things. You can't do everything, you have to pick the ones you want to do. Everyone has a different idea or different business that works, but you have to do what you're doing at a high level. You know, so when I to dive all the way into it, yeah. To be honest with you, I would get rid of most of the stuff. I did in the beginning. Yeah. Pick pick just a few things and be, you know, laser focused in exactly the things I want to do.

You only have I'll push back a little bit because I do think it's good to try some of this stuff in the beginning just to find out about it. 100%.

SPEAKER_00

100%. And and that's that's a good part of it too. And part of what I would do is I would, you know, is just the consistency, right? I wasn't doing things with consistency. Like I used to do a lot of cold calling, you know, in the beginning of my career and had some great success at it. Um, but you know, it's you know, it's one of the fastest ways you can get business, yeah. But it's can be brutal, can be absolutely brutal. I mean, I remember the first time when we were sitting in a class and everyone's gonna call their sphere and tell them they're in real estate. And I went outside and I threw up, you know, and that was just calling a friend, you know. I wasn't even called the guy you know.

I was calling my, you know, my best friend who I knew was how old were you when you started? Uh 26. 26, okay. Yeah, they told me to call my database and I was 20. And I was like, they're gonna ask me for money. Like if I call them.

Yeah, yeah. And so, but but more consistency, right? Nothing wrong. Like, you're totally right, and that's a great point. But I was just chasing, you know, different things every other day. So there's two extremes, you know. Yeah, there's no such thing as balance, but trying to be somewhat balanced, you know, absolutely is good. And definitely, I'm not discouraging anybody from trying new things. They certainly should, but whatever you are doing, you know, be consistent with it, you know, the things you're doing every day.

And if I think land might be my niche, what do I need to go and do? What should I, you know, start, how should I start broadening my horizons?

SPEAKER_00

Well, so there's there's a there's a a lot of classes that you can join. Um, you can do like I did and find somebody in your market that's um you know doing it at a high level, um, and you know, try and attach to that, right? That's what I did. There's there's plenty of teams that that focus on just solely land. Um, there's you know, it can be a kind of a high barrier of entry, right? To show land, you need to have a truck or a vehicle that can tow, and then you need a UTV.

Preferably one that won't break down.

SPEAKER_00

Yeah, 100%. That would have been nice. That would have been nice. Ours ours doesn't break down.

SPEAKER_01

Bring a backup of running shoes with your ATV for you.

SPEAKER_00

Yeah, you might uh pack water, but um, like like learning, um, you know, and so like we we do this all the time where you know, if someone we get a lot of referrals from the office because you know residential folks will bring it to us.

I want to point that out, uh uh, especially for for joining one of these communities, is that at Keller Williams we're residential focused for the most part. And you normally, if you're you're listening to this at another office or even at at the you know, the three market centers here, there's not a lot of competition.

Yeah.

And if you build relationships in the office, you often see the rewards because there's there's sometimes like one land guy at a Keller Williams office.

SPEAKER_00

We have a deal closing this week at uh, you know, I won't say the when it went under contract, but it's a $17 million deal that was a referral from the office, yeah, you know, and so we're happy to either just take care of it if you have no interest in land or in send you a referral, obviously, or you can co-list it with us and actually be involved and come and learn through the process, you know. So if if I was somebody that wanted to do some land, you know, I would start chasing some leads kind of in the same way that you do in residential, and you know, see if you see if you grab one, you know, get us get us on it. And uh, yeah, I mean, because it it can be so different, you know. I've um I had uh we had one I had one a while back, and there was a residential agent on the other side, and he called me and said, Hey, hey man, what's up with all these surveyors? You know, what's up with all these surveyors? And I was like, Well, what do you mean? He's like, dude, they want fifteen thousand dollars for the survey. I'm like, yeah, yeah, it's about right. He's like, I I told him it's gonna be 700 bucks. That's what it is on a house. And I'm like, Yeah, it's not the same, it's completely different. And you, you know, it's uh it can be uh, you know, trial by fire, just like starting. But I mean, honestly, if you're brand, brand new, you haven't done a deal, sell houses first because there's more turnover, make make some money that way.

Same advice for a commercial agency, right? Exactly.

SPEAKER_00

Like get some money in your pocket, pay your dues, don't take on more expenses, right? Start start that way, do houses, and then make a goal and a plan. And you know, I I love helping people, you know. A buddy of mine who I got in real estate called me the other day for advice, and my wife was in the room. And as soon as I hung up, she just said, I I know that filled your cup. And I was like, It really did, man, because that was me. That was me not knowing what I was gonna do. Yeah, I mean, when I got in real estate, I was desperate. I was as desperate as it could be, man. Borderline homeless, really. You know, I paid my rent and labor, you know. So I've I've been there, I've 100% been there. Rags to riches, back to rags, back to riches. That's awesome, man.

Any anything I didn't ask you you wanted to talk about?

SPEAKER_00

Um, no, I mean, I think that was pretty good. I mean, you know, if if you're a new agent, like stick in there and you'll see. Um, you know, I remember thinking when I started, and you see some people, and you might perceive that they might have an advantage over you. You know, I wasn't the agent that was, you know, and the reality is most people aren't the agent that starts hanging out at the country club, you know what I mean? No, there's it most of the ones that actually make it aren't, because you know, if you gotta make something work, you get a little fire in you, that's gonna outweigh, you know, any advantage that you might perceive that someone has. So, you know, if if trust me, if I can do it, anybody can do it. Awesome, man. Well, thanks for coming on the show.

So uh well, you're normally out in the middle of nowhere selling.

My phone's not ring either. We're out of service a lot. I mean, I was out of service for four or five days. It gets it gets pretty interesting. I'm about to put a Starlink on my truck.
